Reimagining everyday urban life

Early construction phase of New Murabba: Laying the groundwork for Riyadh’s visionary urban transformation

In Riyadh’s core, an ambitious new cityscape is taking shape—a destination that encapsulates Saudi Arabia’s Vision 2030 in concrete terms. New Murabba is more than just another development; it’s a symbol of Saudi Arabia’s transformation into a global leader in sustainable, tech-driven urban design. This district is set to become one of the world’s most transformative, blending futuristic elements with timeless cultural heritage through sustainability, innovation, and culture. It promises not only to enrich the quality of life for Riyadh’s residents but also to serve as a beacon of what the future holds for urban spaces worldwide.

The Mukaab, a towering cuboid structure reaching 400 meters in all dimensions, is central to this ambitious development. Equipped with immersive holographic experiences, it will transport visitors across worlds in an instant. Over 2 million square meters of floor space will house high-end hospitality, retail, cultural, and entertainment spaces, creating a multi-sensory experience for residents and tourists alike. “New Murabba will be born smart,” says Michael Dyke, CEO of New Murabba. “We’re integrating advanced technologies from day one, ensuring adaptable infrastructure for future innovations.” The Mukaab, inspired by the Najdi architectural style, is a visual homage to the Kingdom’s heritage and a striking addition to Riyadh’s skyline.

Strategically positioned at the crossroads of King Salman and King Khalid Roads, New Murabba directly connects with Riyadh’s business hubs and international airport. Supported by Saudi Arabia’s Public Investment Fund (PIF), this development has the backing needed to succeed as a transformative project. As Saudi Arabia seeks to diversify its economy beyond oil, New Murabba is expected to contribute significantly towards developing key sectors, creating approximately 334,000 jobs by 2030. This aligns with Vision 2030’s pillars: economic diversification, quality of life improvement, and sustainable growth.

Sustainability is woven into New Murabba’s fabric, with 25% of its 19 square kilometers dedicated to green spaces, equivalent to two and a half times the size of Central Park. This green commitment promotes community well-being by offering spaces for relaxation, fitness, and leisure, integrated with natural features such as Riyadh’s wadis, or valleys. The wadis add a unique touch, incorporating waterways into the city’s topography and balancing urban density with Riyadh’s natural landscape.

Innovation extends beyond physical structures. Advanced technologies will monitor and optimize energy and water use, maximizing resource efficiency. “We’re taking a holistic approach,” says Dyke. “From green spaces to smart energy solutions, New Murabba is setting a new benchmark for eco-friendly urban development.”

“Sustainability isn’t just a checkbox—it’s a core consideration in every decision we make.”

The Mukaab’s immersive digital environment elevates it beyond a building—it’s an experience. Within this dynamic space, 400,000 square meters of LED screens and sensory tech will create environments where visitors can walk through a New York cityscape in one moment and find themselves in the Serengeti at sunset the next. “Imagine waking up in a New York apartment and ending your day on the African plains,” Dyke says. The Mukaab showcases how cities of the future might seamlessly blend reality with digital environments, turning urban living into a multi-dimensional experience.

For Dyke, leading this groundbreaking project is more than a professional role—it’s a chance to shape a legacy. “There’s nothing like it in the world,” he shares. “To helm an enterprise that represents the best of what Saudi Arabia offers—ambition, innovation, and hospitality—is incredibly rewarding.”

How does New Murabba integrate with Riyadh’s existing city layout?

Think of New Murabba as Riyadh’s next chapter—an evolution, not a detour. It’s a natural extension that introduces sleek mid- and high-rise structures, perfectly balancing Riyadh’s low-rise vibe. We’re adding density and depth, setting the stage for the city’s growing population and future visitors.

What role does technology play in enhancing daily life in New Murabba?

Tech here isn’t just for show—it’s woven into every moment. Imagine seamless smart corridors guiding you, energy systems adjusting in real time, and The Mukaab offering immersive experiences that transport you to another world. We’re building a city that adapts, evolves, and enhances daily life long after opening day.

Sustainability is key to Vision 2030. How does New Murabba incorporate it?

Sustainability has been in our plans from day one. We’re dedicating 25% of New Murabba—about two and a half times the size of Central Park—to green spaces, creating a natural, car-free environment where residents can work, play, and relax. Riyadh’s wadis also weave in natural waterways, connecting with the landscape.

On the tech side, we’re going beyond basics. Real-time sensors monitor energy and water use, adjusting as needed to cut waste. Rainwater harvesting and gray water systems are built in to meet our pledges. This isn’t a checkbox—sustainability drives every decision, from materials to partnerships.

What part of New Murabba are you most excited to see come to life?

I can’t wait to see the look on people’s faces when they step into The Mukaab for the first time. Watching them walk through those portals and realize they’re in an entirely new world—that’s what excites me most. It’s designed to inspire wonder, and seeing that initial reaction will be unforgettable.

With its innovative design and dedication to sustainability, New Murabba promises to set a new global benchmark for smart cities. This development is more than an architectural feat; it is a testament to Saudi Arabia’s commitment to building a future that seamlessly integrates technology, sustainability, and culture. For Michael Dyke and his team, this project is not just about building a city—it’s about creating a place of infinite possibilities that people will never want to leave, and if they do, they can’t wait to return.
